Roof painting protects your roof from Auckland's sun, rain and salt air, and costs a fraction of replacing it. A proper repaint is mostly preparation: treating moss and lichen, cleaning, repairing cracked tiles or rusty sheets, then a primer or sealer and two topcoats. Most Auckland house roofs cost between $3,500 and $9,500 to paint. This site explains how the job is done on each type of roof, what it costs, what to ask before you book anyone, and how to get quotes from local roof painting specialists across the Auckland region, from the North Shore to South Auckland.
In short: most Auckland house roofs cost $3,500 to $9,500 to repaint. Iron and Colorsteel sit at the lower end, concrete tile at the higher end. Tell us about your roof in the form above, and a local roof painting specialist will get back to you with a quote. You decide whether to go ahead.
How much does it cost to paint a roof in Auckland?
Most Auckland house roofs cost $3,500 to $9,500 to paint, or $25 to $55 per square metre. Iron and Colorsteel roofs tend to sit at the lower end, often $3,500 to $6,500. Concrete tile and pressed metal tile roofs often cost $7,000 to $12,000, because they need more cleaning, repairs and a sealer coat.
What moves the price most is preparation and access: roof size and pitch, the number of storeys, how much moss, rust or tile damage there is, and how much safety gear is needed. Every roof is different, so your exact price comes from an on-site quote.

What paint is used on roofs?
Roofs are painted with a system made for the roof type, not ordinary house paint. Iron and galvanised steel get a metal primer on bare or rusty areas, then two coats of an acrylic roof paint. Colorsteel needs a topcoat its maker approves for that finish. Concrete tiles get a cement sealer, then two coats of roof paint. The preparation matters more than the brand.
| Roof type | Usual system | Our guide |
|---|---|---|
| Corrugated iron, galvanised steel | Wash, metal primer, two topcoats | Iron roof painting |
| Colorsteel | Wash, spot prime white rust, approved topcoat | Iron roof painting |
| Concrete tile | Moss treatment, water blast, sealer, two topcoats | Tile roof painting |
| Flat or low-pitch roofs | Repairs, then a membrane or elastomeric coating | Roof coatings |
In New Zealand, Resene, Dulux and Wattyl all sell roof paint systems. Whichever brand is used, ask for the product names and the number of coats in writing with your quote.
What are the common roof types in Auckland?
The most common house roofs in Auckland are corrugated iron and other profiled steel, Colorsteel, concrete tiles and pressed metal tiles, often called decramastic. Each one is prepared and painted differently. Older villas and bungalows usually have corrugated iron, while many houses from the middle of the last century onwards have concrete tile or pressed metal tile roofs.
If you are not sure which roof you have:
- Corrugated iron or steel: long wavy or ribbed sheets, fixed with screws or nails along the ridges.
- Colorsteel: steel sheets with a factory colour finish, often newer houses.
- Concrete tile: heavy, individual tiles with a rough, sandy surface.
- Pressed metal tile: tile-shaped metal panels, often with a stone chip surface.
The specialist confirms the roof type at the inspection. For older pressed metal tile roofs, WorkSafe notes that some decramastic tiles may contain asbestos, which changes how the roof can be cleaned.
Should you repaint, restore or replace your roof?
Repaint when the roof is sound but faded, chalky or mossy. Restore when it also needs repairs, such as cracked tiles, loose ridges or rusty sheets, before the paint goes on. Replace it when rust has gone through many sheets, many tiles are crumbling, or the roof leaks from the structure. A good specialist will tell you which one your roof needs.
| Roof condition | Best option |
|---|---|
| Faded, chalky, some moss | Repaint |
| Cracked tiles, loose ridges, rust spots | Roof restoration |
| Rust holes across many sheets | Re-roofing |
| Leaks from failed underlay or framing | Re-roofing or structural repair |
Paint does not stop leaks. Resene points out that roof paint lets moisture vapour pass, so a leak has to be found and repaired at its source before painting.
Can you paint your own roof?
You can paint a low, single-storey roof yourself if you can set up safe edge protection and give the preparation the time it needs. Most people hire a specialist because of the fall risk: WorkSafe New Zealand says more than half of falls are from under three metres, mostly from ladders and roofs, and it expects edge protection even on single-storey houses.
Doing it yourself also means meeting the same rules a specialist follows:
- Keep wash water and paint out of the stormwater drains. Auckland Council's guidance is that contaminants from roof cleaning must not enter downpipes or drains.
- Check older roofs for asbestos before cleaning. WorkSafe says high pressure water blasting must not be used on roofing that contains it.
- Paint only in dry weather, on a dry roof.
Our guides on how to paint a roof and how to paint a tile roof cover the steps in detail.
How long does roof paint last in Auckland?
A well-prepared roof repaint usually lasts around 10 to 15 years in Auckland. Roofs close to the sea, roofs in deep colours and roofs in full sun usually need repainting sooner. Rushed preparation shortens the life of any coating. Treating moss and lichen between repaints helps the paint last.
Auckland is a tough place for a roof: humid summers, salt air near the Waitematā and Manukau harbours, strong UV and plenty of rain. That is why washing, priming and sealing matter more here than the colour or brand you choose. Heat-reflective versions of darker colours help keep a dark roof cooler.
What should you ask a roof painter before you book?
Ask what preparation and repairs are included, which primer or sealer and topcoat they will use and how many coats, how they will manage working at height, how they will keep wash water out of the drains, whether they will check older roofs for asbestos, and what warranty covers their workmanship. Ask for all of it in writing so you can compare quotes properly.
A good quote lists:
- The roof area and roof type
- Moss treatment, cleaning method and any repairs, with a count of tiles or sheets
- The products, by name, and the number of coats
- Scaffolding or edge protection
- Whether GST is included
- The workmanship warranty, and what the paint maker covers
Questions people ask
Do you need primer for roof paint?
Yes, on bare metal, rusty spots, weathered galvanised iron and porous concrete tiles. The primer or sealer is what makes the topcoats grip and last. On a sound, previously painted roof, only the bare or rusty areas usually need priming. Ask the specialist which primer or sealer they will use, by name.
What is the cheapest way to refresh a roof?
The cheapest way to keep a roof in good order is regular maintenance: treating moss and lichen, cleaning the gutters, and fixing small rust spots or cracked tiles early. A full repaint every 10 to 15 years is far cheaper than replacing the roof. Leaving problems too long turns a repaint into a restoration, or a restoration into a re-roof.
Is $30,000 too much for a roof?
For painting a typical Auckland house roof, $30,000 is far too much. Most repaints cost between $3,500 and $12,000, depending on the roof type. For a full re-roof of a large or complex house, it can be within range. If you have a repaint quote that high, ask exactly what it includes and compare it with other quotes.
What time of year is best for roof painting in Auckland?
Most roof painting in Auckland happens between late spring and early autumn, when the weather is drier and roofs dry faster after washing. Painting can still happen in winter on dry days, but dew lingers longer in the mornings and rain stops work more often. Specialists often book up over summer, so ask for quotes early.
